It's official. The November 2022 BTO projects have just launched today and will see exactly 9,655 units in five HDB estates — Bukit Batok, Kallang/Whampoa, Queenstown, Yishun and Tengah, and a total of 9 different projects this time round!

If you're still recovering from the August BTO projects that had just launched a few months back (if you unfortunately didn't manage to snag a unit), don't lose hope! It doesn’t hurt to keep trying!

Looking at the mix lined up for November, once again, there seems to be a very balanced combination of mature and non-mature estates. Out of which, it seems like the Kallang/Whampoa project, as well as the three projects in Queenstown, might be appealing to the masses since they are located in prime locations and relatively close to MRT stations. Which one are you keeping an eye out for?

If you’re one who values staying near an MRT station, you won’t find any better than this. This project is situated right beside Kallang MRT station, making for the most convenient project of the whole launch. While it’s great living beside the MRT station and Bus Terminal, do take note of the potential noise disturbances if you’re an early sleeper. On top of that, this project also falls under the Prime Location Public Housing (PLH) model.

Amenities are aplenty for this project, with malls like Kallang Wave Mall, Kallang Leisure Park, City Square Mall, and Golden Sultan Plaza littered all across the neighbourhood. Foodies will especially enjoy this project, as it’s located in close proximity to the famous Golden Mile Food Centre, which serves up delectable local delights.

If you’re planning on having kids, the number of schools available within a 2km radius is also abundant, such as CHIJ Katong Convent, Geylang Methodist Primary School and St. Andrew’s Secondary School. This means you can potentially get priority for your child’s enrollment and even save on school bus fares!

Given its centrality location, this project, along with Ghim Moh Natura, fall under the PLH model, and with good reason. This project is located right beside Dover MRT station, located on the East-West Line (EWL). If you take a short drive in the other direction, you will reach Buona Vista MRT station in under 5 minutes, which connects you to the Circle Line (CCL). 

If you take a short drive or bus ride, you can also reach two other MRT stations, mainly One-North and Holland Village on the CCL, making the commute to other parts of Singapore so convenient.

For some cheap local fare, you can head down to Dover Road Market & Food Centre for a quick fix. Else, if you’re looking for proper eateries and restaurants, you can head down to The Star Vista, an urban retail sanctuary that features its run-of-the-mill architecture, unlike other malls. Holland Village Shopping Centre also has rows of restaurants and bars to patronise.

Families with children are in luck as well. There are numerous schools nearby, like Anglo-Chinese School (Independent), Singapore Polytechnic and School of Science & Technology.

Queenstown — Queensway Canopy

Though this project is also located in Queenstown, it’s situated quite far away from the previous project. The nearest MRT station is Queenstown, which probably requires a 5-minute drive. If you don’t mind driving further down, you’ll also reach Commonwealth MRT station, both located on the EWL.

One of the great things about this project is the close proximity to various malls, mainly Queensway Shopping Centre, Anchorpoint Shopping Centre, Alexandra Central and even IKEA Alexandra, which are just a short five-minute walk away. If you’re craving some hearty local dishes, you have plenty of options as well. Head down to either Mei Ling Market & Food Centre, Alexandra Village Food Centre or ABC Brickworks.

In close vicinity, there are also numerous amenities like the Alexandra Hospital, Queenstown Swimming Complex & Stadium, Queenstown Community Centre and Alexandra-Queensway Park Connector. The neighbourhood doesn’t lack schools either, including Anglo-Chinese School (International) and Fairfield Methodist Secondary School.

Along with Ulu Pandan Banks, this is another Queenstown BTO project that falls under the PLH model. 

If you prefer to stay nearer to Buona Vista MRT station, maybe this Queenstown project might interest you more. With just a 5-minute walk, you’ll be able to reach Buona Vista station, located on both the EWL and CCL. You’re also significantly nearer to Holland Village MRT station, that’ll require just a 5-minute drive.

Staying near the MRT station not only allows for an easy commute but also gives you access to the numerous retail shops and restaurants that are housed in The Star Vista.  If you want more options, you can head over to Holland Village Shopping Centre or look forward to the upcoming One Holland Village.

Tengah is definitely an up-and-coming neighbourhood that has many proposed projects in the pipeline. One of which is the Jurong Region Line (JEL) which runs through the western region of Singapore and aims to put 60,000 more households in Jurong within a 10-minute walk from the train station. 

Connecting existing MRT stations, including Choa Chu Kang, Jurong East and Boon Lay, this Tengah project will definitely benefit from this new MRT line as it will be located right at JS4 station (name still unknown), that’s just three stops away from Choa Chu Kang station. Just a 5-minute walk from the project will also bring you to JE1.

Currently, there aren’t many amenities around the area as the neighbourhood is still undergoing major developments. However, some facilities residents can look forward to are the proposed parks, Tengah pond, and Health & Medical Care Centre.

If you’re looking for convenience, this particular Yishun project might not necessarily tick all your boxes. Though there are both Yishun and Khatib MRT stations nearby, it might take you about 10 to 15 minutes by bus.

However, one major appeal of this project is the panoramic views. Depending on the unit you choose, you might be able to wake up to unblocked views of the Lower Seletar Reservoir and Orchid Country Club Golf Course — instead of constantly being reminded of the concrete jungle we live in.

On top of that, Yishun Mal and Yishun Park Hawker Centre are in close proximity, making it very convenient for mealtimes. There is also a proposed park slated to open right beside the project, which will be a plus point for all outdoor-goers who enjoy a breezy evening walk.

Though Bukit Batok is a non-mature estate, you’ll be surprised to find a host of amenities in close proximity to this project. For starters, the project is situated just a 5-10 minute walk from Bukit Gombak MRT station, which falls on the North-South Line (NSL). Just take two stations down to Jurong East, and you will find three major malls — mainly JEM, West Gate and JCube. For extra convenience, a five-minute bus ride will also bring you to the Bukit Batok Bus Interchange.

Aside from connectivity, you won’t have trouble finding food either. In the vicinity, you will find Le Quest Shopping Mall and West Mall. There’s also an upcoming Harmony Village @ Bukit Batok in the pipelines, which includes Community Care Apartments integrated with a hawker centre.

The neighbourhood doesn’t fall short on recreational spaces either. The project is located right beside Bukit Batok Park, which connects you to Bukit Batok West Park Connector just a stone’s throw away. Fancy some sports? You can have a game or two with your family and friends at Bukit Gombak Sports and HomeTeam NS Adventure Centre. HomeTeam NS features a slew of facilities like a game zone, futsal courts, laser quest and even villas to stay in!
