HDB BTO Nov 2022 Yishun Review: Will This Be The Pick Of The Bunch?

Missed out on the recent Yishun HDB BTO launches? Come November, you'll have another chance to ballot again.  

The upcoming HDB BTO November 2022 Yishun launch will see not one, not two, but three Yishun projects. Given the popularity of the previous Yishun BTO project in May 2022, the Yishun BTO might be the pick of the bunch.

If you missed out on the previous HDB BTO Yishun projects, here's your chance to try balloting for a flat again.

HDB BTO Nov 2022 Yishun overview and location

The HDB BTO November 2022 Yishun projects will have about 2,994 units spread across three projects, known as Aranda Breeze @ Yishun, Vanda Breeze @ Yishun, and Miltonia Breeze @ Yishun.

Like the previous Yishun BTO launches in Feb and May this year, there will be 2-room Flexi, 3-room, 4-room, and 5-room units offered. It's also one of the three projects (the other two being Bukit Batok and Tengah) in the HDB BTO November 2022 launch that will offer 5-room flats. 

The three Yishun BTO sites are also located in the same area, along Yishun Avenue 1 and Miltonia Close, near the Yishun Dam. This means that they share the same surrounding amenities, including eateries, schools, and supermarkets. 

As the sites are also close to the Lower Seletar Reservoir, residents will likely enjoy unblocked views of the reservoir and surrounding greenery. Therefore, those who prefer living in a tranquil environment will appreciate the location.

However, the compromise is that there isn't any nearby MRT station within walking distance. In fact, the closest MRT stations, Khatib MRT and Yishun MRT, are about 2.6km away (according to Google Maps). 

That said, you can take a bus to get to the MRT stations or to Northpoint City mall.  

Here’s the unit breakdown of each project:

Vanda Breeze @ Yishun

Vanda Breeze along Yishun Avenue 10 will feature 961 units of 2-room Flexi, 3-room, 4-room, and 5-room units. It’s also the only Yishun BTO project in this launch that offers 3-room units. 

As previously mentioned, the Yishun projects aren’t exactly the most convenient if you’re looking to live close to MRT stations and malls. 

However, it’s close to Lower Seletar Reservoir and the Yishun Dam, so they’re ideal for those who want to live in a quiet environment and don’t mind living away from the city or from the MRT station.

That said, it’s not exactly ulu either; there’s a host of amenities nearby, be it schools or eateries.

On top of that, it’s also close to the Orchid Country Club, where you can access to sports and recreational facilities such as a bowling alley, gym, swimming pools, and a golf course.

Aranda Breeze @ Yishun

Aranda Breeze is bounded by Yishun Avenue 1 and Yishun Street 53 and is the smallest project of the lot, featuring 699 units of 2-room Flexi, 4-room, and 5-room units. 

As the Yishun BTO projects are close to each other, they share the same amenities.

Miltonia Breeze @ Yishun

Since this Yishun BTO project is close to the other launches, it shares the same nearby amenities. 

However, one thing to note is that this BTO project is the closest to the Orchid Country Club. In case you didn’t know, the lease for the club will be ending in December 2030. 

Currently, the site is marked as a reserve site in the URA Master Plan, so its uses have not been determined yet. However, the government has plans to redevelop it “to meet other needs”, including building more residential homes. This could mean that there will be more noise pollution in the future.

HDB has revealed the prices for the Nov 2022 Yishun BTO projects. Here's how they compare against each other. 

As you can see, the November 2022 Yishun BTO flats are the most affordable BTO projects in November 2022.  

However, this is likely because the BTO flats are farther away from the MRT station and other amenities.

HDB BTO Nov 2022 Yishun analysis 

The Nov 2022 Yishun BTO flats are 1 of the 3 projects in Nov 2022 to have 5-room flats (the other being the Tengah BTO and Bukit Batok BTO). As such, if you're eyeing a 5-room flat, this project is for you.  

Despite not being close to an MRT station, amenities around the Yishun sites are quite good; there are schools, eateries, and supermarkets nearby.

Compare this to the upcoming BTO flats in Tengah, where it may take a few years for the amenities to develop in the area.

For instance, the upcoming Hong Kah MRT station on the Jurong Region Line will only be operational in 2027. That said, it's likely that the Tengah BTO will be more affordable.

While the Kallang/Whampoa and Queenstown BTO flats are located in a better location and also have better accessibility, both launches are likely going to be under the Prime Location Public Housing (PLH) model and will be pricier. Moreover, both won't offer 5-room units. 

Lastly, compared to the Bukit Batok BTO, the Yishun BTO projects are closer to the city, which is a key point to consider if you rely on public transport to get around.  

One last thing to note is that starting from the August 2022 BTO launch, at least 95% of 4-room and larger flats in non-mature estates will be reserved for first-timer family applicants, up from the current 85%.

However, the allocation quota for BTO flat supply in mature estates will remain unchanged (at least 95% of 4-room and larger flats in mature estates will continue to be reserved for first-timer family applicants).

At the same time, up to 65% of non-senior 2-room flats in non-mature estates will be set aside for first-time applicants, up from 50%. 

The HDB BTO Nov 2022 Yishun flats are for you if:

• You prefer living in a quiet environment and don’t mind living farther away from the MRT station
• Want good amenities around, such as schools, eateries, and supermarkets
• Want to ballot for a 5-room flat

They’re not for you if:

• Accessibility is your main priority. The Queenstown, Kallang/Whampoa, and Tengah BTO flats all have good accessibility to MRT stations 
• Don’t want to live too far away from the city
