If you’re eyeing a flat in the upcoming HDB BTO Nov 2022 launch, and convenience and accessibility are your top priorities, the upcoming Kallang/Whampoa BTO in November 2022, also known as Kallang Horizon, might be up your alley.
As expected, the project will be one of the three BTO Nov 2022 projects under the PLH model, thanks to its central location and connection to transport nodes.

The previous BTO launch in Kallang/Whampoa was in February 2022 (King George’s Heights), which saw 398 units of 3-room and 4-room flats.
Despite being a Prime Location Public Housing (PLH) project, it was popular among home buyers, drawing 5,801 applications or an application rate of 14.57.
This time, the Kallang Horizon BTO project will feature 477 units of 3-room and 4-room flats. It’s located along the junction of Sims Avenue and Lorong 1 Geylang.
The main draw of the Kallang Horizon BTO project is its location right next to the Kallang MRT station. This means that you’re only 3 stops away from City Hall MRT and 4 away from Raffles Place MRT in the CBD. What’s more, you can get to Paya Lebar MRT and Bugis MRT in just 2 stops.
It also means that you’re connected to 4 MRT lines (North-East Line, North-South Line, Downtown Line, Circle Line) in just a few stops, making this project the best-located BTO project in Nov 2022, hands down.
What’s more, being in a mature estate, it isn’t short on amenities; malls like Kallang Wave Mall, Kallang Leisure Park, City Square Mall, and Golden Sultan Plaza are all within close proximity. Recreational facilities like the Singapore Sports Hub, Kallang Basin Sports Hub, and Kallang Squash Centre are not far away also.
In terms of food, there’s the famous Golden Mile Food Centre nearby. Furthermore, coffee shops and restaurants in the Geylang area are all within walking distance.

In the previous BTO Kallang/Whampoa launch in February 2022, the 3-room units were priced from S$353,000 to S$462,000 while 4-room units started from S$488,000 to S$675,000.
Meanwhile, Kent Heights BTO, which was launched in November 2021, only had 2-room Flexi and 4-room flats available with the latter priced from S$511,000 to S$660,000.
On the other hand, Kallang Horizon is priced lower than the previous two Kallang BTO projects, despite being next to the MRT station.
Do note, however, that this will be a PLH project, so you do need to adhere to stricter requirements such as a longer Minimum Occupation Period (MOP) and a 6% subsidy clawback when you sell your flat.
HDB BTO Nov 2022 Kallang Horizon analysis
The Kallang Horizon BTO had the highest application rate, with 11.3 for its 4-room flats and 7.6 for its 3-room units.
Firstly, the project’s city fringe location is unmatched; it’s next to the Kallang MRT station, which is only 3 and 4 stops respectively from City Hall and Raffles Place in the CBD.
On top of that, nearby amenities are also abundant; you can find good food options, malls, and sporting facilities.
However, as mentioned, Kallang Horizon BTO project will likely be a PLH project; besides having more stringent requirements, it will likely be one of the most expensive BTO launches in Nov 2022.
There’s also a lack of schools nearby, while there won’t be any 5-room units available either. Hence, home buyers who foresee themselves having a big family may want to look at the Yishun, Bukit Batok, or Tengah launches instead.
