New HDB BTO flats will be available in Queenstown (610 units) and Jurong East (569 units) after close to a decade, marking a new wave of interest in these mature estates. With more locations such as Hougang (1,335 units), Kallang-Whampoa (316 units) and Tampines (2,159 units) added to the August HDB BTO sales launch, the choices are aplenty. It all boils down to where your preferred location (and ballot number) is.

Which August 2021 project should you keep an eye out for?
For those looking at getting a BTO in August 2021, we suggest keeping an eye out for the project at Hougang along Upper Serangoon Road and Tampines, located at Tampines Street 94.
With the largest size designed as a 4-room flat, the Hougang project is a good choice for small families of two adults and up to two children.
Transport-wise, its close proximity to the Kovan MRT Station makes this the most well-connected project. It is just a station away from Serangoon or Hougang central and bus interchange, which connects you to various parts of Singapore easily — especially once the Cross-Island Line is operational.
Parents will also find the choice of schools scattered across the estate to be a significant draw towards the estate.
However, at only 580 units, this will be a hotly contested location, so don’t be surprised if the project is oversubscribed when it launches in August 2021.
To (sort of) improve your chances at getting a unit, set your eyes on the Tampines Street 94 project. With approximately 1,600 units, which includes 5-room flats, to choose from, this project caters to a wide range of family sizes.
What’s more, there is an astonishing amount of amenities surrounding the estate - from the SAFRA Clubhouse (Tampines) which is just a 5-minute walk away, to the Tampines West MRT station on the Downtown Line that brings you to the centre of Singapore within 30 minutes.
Do note that this is a mature and highly populated estate, so be prepared for the huge weekend crowd at the nearby Tampines Hub, and shopping malls such as Tampines Mall or Century Square.

Which May 2021 project should you keep an eye out for?
For those looking at getting a BTO in May 2021, we suggest keeping an eye out for the project at Woodlands and Geylang.
The Woodlands project may be categorised as a non-mature estate/town, but it definitely offers soon-to-be residents a plethora of transport options, schools and amenities similar to a matured estate/town. Not to mention, since there’s an estimated 1,540 units up for grabs, there’s a higher chance that you and bae will get a successful application here as compared to the Tengah project.
Surrounded by a tonne of amenities, and situated near 8 MRT stations and the Pan-Island Expressway is where you will find May 2021’s Geylang project. From weekly groceries to petrol stations, shopping, gym and more, everything that you can possibly need or want is just a stone’s throw away from here.
Apart from that, the main reason why you should focus on Geylang instead of Bukit Merah is also partly because of the number of units available. You would have a smaller chance of getting a successful ballot at Bukit Merah as it only offers approximately 170 units, while the Geylang project is offering approximately 1,380 units.

Which February 2021 project should you keep an eye out for?
Based on transport options, schools and surrounding amenities, couples and young families should keep an eye out for the Bukit Batok or Toa Payoh - Bidadari launch.
Bukit Batok may be slightly far from the city centre, but this project is great for couples who are planning to start a family or young families as there are many nearby schools. Getting around the island will also be a breeze since it is sandwiched between Bukit Gombak MRT Station (North-South Line) and the soon-to-be built Tengah Park MRT Station (Jurong Region Line - currently under construction). With 2 different train lines nearby, you won’t have to worry if there’s a major train fault during the morning rush hour because there’s another transport option available. Not to mention, this project is a stone’s throw away from amenities like Bukit Gombak Stadium, Bukit Gombak Neighbourhood Centre, West Mall and Bukit Batok Town Centre.
For similar reasons, singles who are looking to purchase a 2-Room Flexi flat in a non-mature estate should keep an eye on the Bukit Batok project during February 2021’s HDB BTO launch.
But, if Bukit Batok is too far west and you want a centrally located home with nearby schools, then consider the Toa Payoh - Bidadari launch — in particular, the project located along Upper Aljunied Road. As it is situated within walking distance to Woodleigh MRT Station (North-East Line) and a 5 minute bus ride to Bartley MRT Station (Circle Line), Orchard Road or Raffles Place is just a short 20 minute ride away. And for those who drive, the Pan-Island Expressway is located just down the road. With regards to schools, there are quite a few popular kindergartens, primary and secondary schools within walking distance for you to choose from.

It is a free email service from HDB that will provide you with the latest information on BTO project launches, application windows, community events, changes to eligibility requirements, etc.
How do I apply for a HDB BTO unit?
Over the years, the application process has streamlined and applications all take place online (yay for us!) – there is no longer the need to personally visit HDB Hub to make an application.
How to apply for a HDB BTO unit:
- Await news for the application window to be open, it is usually announced a couple of weeks before the date. While waiting for the date, get soft copies of your personal and financial documents on hand for a smoother application process.
- Once the application window is open, head over to HDB’s homepage. (We suggest heading to this page as soon as the application window is open.)
- Proceed to the application page.
- Follow the instructions carefully and submit your application. (Note: This submission does not mean that you have got a unit, rather this application is for a ballot.)
- Once the application window is closed, HDB will conduct a computerised ballot. If you have been selected, you will receive an invitation to select your unit. If you have not been selected, you will have to wait for the next project launch to make another application.
